Responsibilities, Requirements, Application Process
Tenants will be responsible to maintain the exterior/ grounds of the property. Tenants can hire a landscaping company or choose to maintain the grounds themselves. This includes cutting of the grass, and snow removal from all walkways leading to the house, surrounding sidewalks, and the driveway. Landlord will provide a limited amount of tools, including a lawnmower, to assist tenants with these tasks. Expectations will be included in lease agreement and recommendations provided on request.
All renters on the lease must have, maintain and be able to provide a copy of renter’s insurance from a reputable insurance agency. Tenants can be listed in the same policy.
All renters will be subject to a background check and a credit check. Should an applicant be currently unemployed, proof of ability to pay must be in writing and subject to verification. Co-Signers are allowed.
First and last month’s rents will be due be due at time of signing the lease. Lease must be signed with 3-days of being selected as the tenant and the house will not be shown and/or actively being promoted for rent during those 3-days. An extension will be granted if the request is within reasonable in nature.
Lease agreement for a minimum nine months and a maximum of 10 months is required. Exact move-in and move out dates are negotiable within reason.
Tenants will have the option to renew the lease, but it is required that the tenant move out for the the time period of June to Mid-August. Should a tenant renew the lease. the Tenant will not have to remove belongings unless desired, however, will need to work with the landlord to move and secure belongings within the house/ property.
